Four new residential lots planned near Coquitlam ravine on Burke Mountain

A 1.13-acre property north of the City of Port Coquitlam cemetery is poised for redevelopment.

Tonight (April 3), Coquitlam city council is expected to give first reading to the rezoning bid for 3333 Willerton Crt. — a proposal that, if OK’d following a public hearing on April 24, would see four new single-family residential lots plus another parcel created for a streamside protection area.

The application by Jonathan Craig of True Light Building & Development calls for land-use changes from the current RS-2 One-Family Suburban Residential designation to RS-3 One-Family Residential and P-5 Special Park.

The planned Special Park, on the sloped eastern side, would become city land as a Streamside Protection and Enhancement Area (SPEA).

Hyde Creek flows along the northern and eastern portions of the site.

According to a report from Andrew Merrill, Coquitlam’s director of development services, True Light has provided city staff with a geotechnical report and a slope stability hazard assessment because of the steep ravine to the east.

The documents, prepared by a professional engineer, indicate the area can be developed with a 20-foot setback from the slope crest.

As a result, Merrill wrote, it’s recommended the setback be secured through a Section 219 covenant on the proposed new residential lots.

If OK’d, the city would yield:

  • up to $181,200 in development cost charges
  • $16,500 in community amenity contributions
  • $5,500 in childcare reserve fund contributions

Currently, the property has a home built in 1966; it recently sold for $2.5 million.
