More Delta condo applications to be considered by council

Both proposals still currently require OCP amendments

Another pair of condo proposals will be making their way to the council table for consideration.

One of the rezoning proposals would see a six-storey, 68-unit development in the 1200-block of Hunter Road in Tsawwassen.

The application includes 34 rental units and 34 market units, along with 104 parking spaces and bicycle parking.

The proposal requires an amendment to the current Official Community Plan (OCP) to replace the existing site‑specific density with a new density limit.

The city has wrapped up gathering public feedback on the proposal.

Two years ago, council gave final approval for a four-storey, 40-unit, market condo complex for the site.

Last fall, after the provincial government announced sweeping new pieces of housing legislation, the proponent said economic and housing needs have changed, prompting a new proposal to be brought forward, one that would result in increased density in a taller building.

Up to six storeys would be permitted under the land use designation in the proposed new OCP.

Meanwhile, the city is still gathering comments on an application for a new mixed-use building at 11199 84 Ave. in North Delta, currently occupied by a 7-Eleven and a large parking lot.

The six-storey development, at the corner of 112 Street and 84 Avenue, would see 84 condo units, including one-bedroom units ranging in size starting at 543-square-feet. The development would have commercial space below and 155 underground parking spaces.

It also requires an amendment to the current OCP to change the land use designation of the site from mixed-use to a new designation that would allow for the proposed height of six storeys and the new floor space ratio.

The new Delta OCP, which recently received preliminary approval from council following a public hearing, focuses growth on North Delta in key areas such as the Nordel Social Heart and along the 84 Avenue corridor.
