The largest Lower Mainland house to be newly listed on the MLS last week is this mansion in South Surrey’s chi-chi Panorama Ridge neighbourhood – and at $12,999,000, it came in as the region’s fourth-priciest new listing.

With total interior space spanning over 10,000 square feet, the main house has a healthy six bathrooms but a surprisingly meagre four bedrooms. It looks like a chunk of the square footage is taken up with the home’s unbelievable indoor amenities, which include a large recreation room, a pub-style bar, a personal gym, a hobby room and a professional-grade, two-lane bowling alley.

The 14-year-old custom-built home also has huge living and entertaining areas, with a vast, vaulted-ceiling great room and a super-fancy chef’s kitchen.

Outside, there’s a resort-style pool terrace with hot tub and ocean views, an outdoor living and dining area, a firepit lounge and a full-size, floodlit tennis court. The two-plus-acre hilltop property also has a separate 1,232-square-foot coach house (included in the total square footage) that can be used as guest accommodations, in-law suite or rental unit.

The lot has seen quite the change in value over the past 30 years. Records show that in 1986, the property, with its previous 1973-built house, sold for a mere $220,000. After exchanging hands several times, it was listed in 2002, two years before the completion of the existing 2004-built house, for $1.15 million.

The property was valued last year by B.C. Assessment at $4,890,000, and annual property taxes for the home were $16,886.99 in 2017.
