Three 'most affordable' detached homes available in Squamish

Keeping track of pricing can help determine how government implementations are affecting affordability. Here are the three most affordable detached homes right now in town.

With homeownership affordability still at the forefront of hot-button issues in Squamish, keeping track of the market will tell us how interest rate changes and supply and demand are impacting home prices.

With the Bank of Canada holding its interest rates for now, here are the three least expensive detached homes currently for sale in Squamish.

Edgewater Crescent home

By far one of the most affordable on the market currently, this three-bedroom, one-bathroom and half-bathroom home comes in at $1.165 million. Situated on a corner lot, it comes with a large patio and a relatively spacious backyard, but it does back up to train tracks. 

While the listing says it has two bathrooms, one is configured with a toilet and sink only, so bathroom sharing could be tight with a larger family. The home, however, is very close to a walking path nearby the Mamquam and Squamish Rivers.

The 2023 BC Assessment values the property and land at $1.271 million, so the listing price is about $100,000 less. It has been listed for sale for over four months now.

Government Road home

The next most affordable home on the market is located on Government Road in the Amblepath neighbourhood. This three-bedroom, two-bathroom and half bathroom home is somewhat unique in that the garage shares a wall with the neighbouring garage, but the home itself is not.

It is currently being listed at nearly $1.2 million. The listing says there are also strata maintenance fees of $139 for the two-storey home.

“Your own garage, driveway, yard, front porch and plenty of storage make this a spacious and private alternative to townhome living,” reads the listing.

The 2023 BC Assessment for the property was valued at $1.165 million and was built in 2007. The property was last sold in 2010 for $460,000. This property has been listed for sale for almost two months.

Buckley Avenue home

Lastly, the next most affordable detached home is located on Buckley Avenue, a few blocks down the street from Howe Sound Secondary.

This green-coloured rancher has three bedrooms and two full bathrooms and is listed for nearly $1.25 million. It looks to have a lot of yard space with several large storage sheds. Most of the rooms inside are currently painted in their own unique colour but look to be relatively modern.

The listing says the home was built in 1947 and has been listed for sale for just over a month. 

It is zoned multi-family for future development. 

The 2023 BC Assessment values it at $1.294 million. The listing says the home was last sold in the year 2000 for the price of $45,000.
