Why buyer’s agents are essential in hot real estate markets

Buying a home should be an exciting adventure, according to REALTOR® Daniel Card. But it can also be challenging for buyers, particularly in a hot real estate market such as Vancouver and other areas of the Lower Mainland.

“When it comes to working with the buyer, the goal is generally to get them the best property at the best price,” says Card, a Realtor with Royal LePage West R.E.S. in Port Coquitlam.

But depending on the market, the goal can change to winning the best home for a client in a multiple offer situation, he adds.

Despite the challenges, Realtors like Card try to make the process as easy as possible, meeting with clients and discussing everything that goes into it.

“It shouldn’t be some terrifying experience, it should be something that you enjoy,” Card says. “I discuss everything that goes into the home buying process from that initial meeting, to financing, to actually looking at homes, eventually making an offer, and everything that comes afterwards.”

Buying a home is a long-term investment, and it’s important the client is well informed before making a decision, he adds.

Card suggests clients bring a list of questions and, especially in the case of first-time home buyers, keep an open mind about the process, as they often have no idea what to expect.

“I tell them they’re in good hands and being taken care of,” Card says. “I try to leave them with as few worries as you can have when you’re in the process of buying a property.”

It’s important to find a buyer’s agent who stays in touch once the sale has gone through. Home buyers may have questions or concerns that come up once they move in, and a good real estate agent will stick around to address anything that arises, according to Card.

They also touch base with clients long afterwards, so that homeowners have someone they trust on hand when they’re ready to move again, five or 10 years down the road, he adds.
