New six-unit multiplex planned near Coquitlam's Rochester Creek

The developer will also be required to provide 2,007 sq. ft. on the eastern lot line for a future lane, under which Coquitlam will install a new storm sewer line.

A Lower Lougheed property close to Rochester Creek in Coquitlam will soon see the house razed for a multiplex.

Last month, city council unanimously OK'd second and third readings to rezone 717 Edgar Ave. for two buildings: the northern building will have two units while the southern building will have four.

According to the report from Andrew Merrill, Coquitlam's general manager of planning and development, Lamme Zarei plans to build six three-storey homes with three bedrooms in each; the units will range from 1,414 to 1,833 sq. ft.

As well, Zarei will be required to provide 2,007 sq. ft. on the eastern lot line for a future lane, under which the city will install a new storm sewer line.

Located southeast of Rochester Creek, the 11,052 sq-ft. site is mostly surrounded by single-family homes; however, there are three active developments to the south and east:

  • 753 Edgar Ave.: six-unit multiplex
  • 701 and 703 Delestre Ave.: six-storey apartment with 61 rental units
  • 700 and 702 Delestre Ave.: six-storey apartment with 90 condos

Once permits are approved, the city stands to gain from the Zarei development:

  • $198,300 in development cost charges
  • $22,700 in community amenity contributions
  • $9,400 in contributions to the Child Care Reserve Fund

Coun. Brent Asmundson was not present for the vote that followed the July 31 public hearing. There were no speakers.
